Phase 2-Completion 2028

Phase 3-Completion 2029

  • Net leases available starting at annual rates of $24.00 PSF

  • 5-year and 10-year initial term leasing options

  • Tenant improvement packages available from Landlord, or tenants may design their own interior systems within building guidelines.

  • Option for Landlord to perform select tenant improvement build-outs and amortize costs over lease term or for tenant to pay for and oversee initial build-out.

  • All spaces include windowed mezzanine for office or storage

  • 25’ wide column spacing and 80’ clear spans

  • Ceiling clear heights: min 16’ max 22.5’ interior ceiling clearance, mezzanine ~10’

  • 8’ front door and double 8’ rear door or metal roll-up high-bay door

  • All spaces are rough-plumbed to accommodate a bathroom and kitchen


Minimum unit size:

  • 2,600 SF (2,000 SF ground floor, ~600 SF mezzanine)

  • Units can be custom-configured in multiples of 2,500 SF up to a single 30,000 SF space in the largest of the three buildings at the Innovation Hub


Lease type:

  • Triple Net (NNN): tenant pays for its own utilities and common area charges. Estimate $5-6 psf

  • Basic equipment packages for HVAC, and custom build-outs for laboratory, scientific, or other uses are available.
